Organizational Overview:

The State Preservation Board (SPB) was established for the purpose of preserving, maintaining, and restoring the State Capitol and the 1857 General Land Office, which houses the Capitol Visitors Center. Since that time, the operations have expanded to include: maintenance of the Governor’s Mansion, operating the Bullock Texas State History Museum and the Texas State Cemetery. The SPB provides educational programs centered on Texas history, government and culture for the benefit of the citizens of Texas and its visitors.

 

Position Summary:  The Maintenance Manager position reports to the Director of Facilities and performs advanced program administration, coordination, evaluation, technical and supervisory work requiring highly specialized knowledge in the planning, development, and implementation of the maintenance program for SPB maintained properties. This position works under limited supervision, and with considerable latitude, exercises sound, ethical, independent judgment in all business matters. Establishes program goals and objectives and monitors compliance with standards, including safety. Develops guidelines, procedures, schedules, and prioritizes activities, and establishes performance standards for Facilities staff. Oversees agency contracts related to facilities’ functions. Ensures that all assigned areas are clean, well maintained, work place safety standards are enforced, and performs all other related duties in a timely manner working closely with building occupants. The individual hired for this position must also be able to work as part of a results-driven interdisciplinary team. Must be able to set priorities, be flexible and model customer focus. Displays excellent verbal and written communications skills and maintains a professional and respectful approach when interacting with employees, visitors, and the public. Performs all other duties as assigned. *Must be able to work weekends, evenings and holidays, including on short notice.

Minimum Qualifications:

The successful candidate for this position will have a minimum of five (5) years of supervisory experience in large commercial construction or maintenance work and should be a graduate from an accredited four-year college or university. Related experience may be substituted for education on a year-for-year basis. Employment experience should include: construction project management, maintenance & general facilities management or plant operations experience. Two (2) years of experience developing, monitoring vendor contract performance.

 

Knowledge, Skills, and Abilities:

  • Solid knowledge of high tonnage commercial equipment including chillers, boilers, large air handlers, understanding of humidity control, commercial electrical
  • Computer proficiency in a Windows-based environment, with spreadsheet, word processing
  • Mechanical background in commercial equipment & construction
  • Team player with strong verbal and written communication skills, and customer service
  • Familiarity with equipment maintenance, associated software
  • Experience communicating on technical matters with contractors, architects, engineers,
  • Must be able to work weekends, evenings and/or holidays, including on short
  • Regular, extensive periods of walking. Must safely stoop, reach, bend, stretch, climb, lift, & kneel, work in high elevations, safely perform demanding work in hot or cold conditions, high electrical noise, poorly illuminated work areas & confined, underground Physical, visual & mental ability to safely navigate work.

 

Preferred Qualifications: The ideal candidate will have – experience with: local, state, and federal laws relating to the maintenance of commercial facilities; techniques and materials required for commercial building preservation and restoration; course work in engineering or a related field; and experience in facility or grounds program planning and implementation. Experienced in public administration practices, communications, and management; and inventory control duties preferred. Bilingual English/Spanish skills is beneficial.
